PPR is a best in class operator for the mortgage note market and has an incredible 17 year + track record with on time distributions. I don't know of another sponsor that has demonstrated this level of consistency and thru major macroeconomic headwinds like the 2007-2008 GFC, Covid, and most recently the Trump tariff impacts. TJ from Burns Capital is not like other fund manager. He has very unique ways to handle the due diligence and his investor communications. I invested in his income fund II where he raises capital for the operator who lends funds to the short term real estate projects. I did not talk with TJ until after I reviewed everything he had prepared, from high level summary of the investment to the performance matrix, to the flow of the distribution and the background check of the operations, etc. He also prepared a comparison chart to compare the pro and cons for two of his income fund where he outlines the differences and who should invest in each. If I want to know TJ more, he has a whole list of his linkedin posts, his interview podcast and his view of life public to everyone. I would say for anyone who can perform this detailed level of research and preparation inside and out, it's already helping the investors to make a quick decision. I didn't have to talk with him to be honest to make the decision because everything is there for me to review. TJ actually has quite some investors coming to him after noticing how much work he had already done and can share with the investors. TJ is sharp in thinking, super transparent, detail oriented and adaptive to the changes. He runs everything with efficiency in mind, his distribution is well explained ahead of time with no surprises. He looks at every step and challenges the status quo for any possible improvement. He can answer all questions I have indicating he had gone through the process as an investor and can speak to the opportunity with confidence. I appreciate TJ's thoroughness, reads investor's minds and serious about what he promises and can deliver on time. For anyone who's looking to partner with TJ, you won't regret it.

He was recommended to us by a good friend and colleague and after vetting him for ourselves we decided to invest with NNG. We initially started small but then added to our position after seeing the track record. He and his team are keenly aware of market conditions and are excellent at communicating. He has always bee transparent with obstacles and has successfully pivoted his business strategies to protect investor capital and returns. I hate to say this but many operators in this space tend to just "sell" you into their fund and project and once closed.... they wipe their hands from that... and they move to the next fund or project to begin raising capital for that. I appreciate that NNG looks at investor capital as their own capital and not just a slush fund. I invested with SuGo, run by Sarah Sullivan and Theo Goguely (formerly with Google as a product manager and Atheer as a Marketing Director), in a Forex trading fund called "Steady Eddy." It was pitched with an attractive proforma: 30% IRR, 70/30 split, and a 3x return at a five-year exit. In reality, it appears this was their first attempt at Forex trading — and it ended in disaster. I lost over 60% of my investment within just 3–6 months, after which they abruptly shut down the fund. SuGo does not seem to be a true operator. They are primarily capital raisers who outsource operations to groups like Grocapitus and Ashland-Greene in real estate. They have also promoted oil investments through King Operating and G2 Oil. It remains unclear whether SuGo holds a broker-dealer license or whether they operate under any fiduciary duty to protect investors. Bottom line: I experienced a significant and rapid loss of capital, and I caution anyone considering investing with them. Proceed with extreme caution.

As of 2025, RAD Diversified is operated by Brandon "Dutch" Mendenhall, Amy Vaughn, Mark Fraser, Gretchen O'Brien, and Lionel Beltran through entities such as RADD REIT, Omnicorp/Omnico, DHI Holding, RAD Capital, and The Seminar Solutions. Avoid at all costs. Check the Better Business Bureau (BBB), BiggerPockets forums, and Tampa County Clerk court records—there are numerous investor complaints and serious allegations against them. During a recent April 2025 webinar, RADD announced plans to file for Chapter 11 bankruptcy. Investors and former employees have alleged the following: Forgery of loan documents and CEO signatures. Creation of fake third-party appraisal companies to inflate property values. Other fraudulent activities, including covering up sexual assaults by Directors. Frozen Regulation A REIT distributions. Stopped payouts for joint ventures, hard money loans, and debts—falsely claiming these are protected under the REIT freeze (they are not). The SEC and the Tampa Bureau of Financial Investigations are actively investigating these issues. I have personally been interviewed by both agencies. Don't be fooled by Dutch’s marketing tactics—leveraging military service, "making America great" themes, or promises of financial freedom. Don’t be swayed by the celebrity speakers he hires for his Wealth Summits, including Grant Cardone and Tucker Carlson. RADD and Dutch, et. al., are likely facing jail time for violations including: Breach of contract law; Violations of consumer protection laws due to deceptive practices; Fraud and misrepresentation; Debt recovery violations; Civil code violations related to financial transactions. I invested over $250,000 with this company and have had no end to problems. They are all about how they rise above the average investment company. But, when it comes time to repay the investment, they freeze the assets and stonewall you on payments. I started with them nearly 3 years ago with all my IRA savings and have repeatedly requested repayment and closeout of my account, they can only say they are not accepting cashout requests until the assets are no longer frozen. But there are no actual dates defined. I fear this could be a Ponzi scheme, except from what I am hearing no one else has been paid any significant amount in the last 2 years. They are currently being investigated by the SEC and the FBI. All I can say is to be VERY, VERY careful where you invest. It can all go up in smoke.
