I have worked closely with key members of Criterion's management team since 1995 (well before Criterion was formed) and therefore, I trust them. In addition to being talented, experienced and successful, they are honest and responsive. I have been working with Criterion since 2020. Over the years, I have invested in 3 separate fund groups so that I could compare the financial returns and related experiences. I have invested in 11 different Criterion sponsored deals. One of my Criterion investments finished far better than I had expected. Most are performing about as promised and one was somewhat less than we had hoped for, however, I have never lost any of my invested capital. I have had investments go wrong and it's a black box to get any info on the project/investment. I met Andy at his previous firm and he listed his cell number in one of the emails. I contacted him and he picked up! From there on we have been in touch and I followed him to Criterion. I like the quarterly newsletters, the web portal, Andy's YouTube analysis of the deals, and I met him in person. I have known Andy for 4 years and feel very comfortable investing with the Firm. I believe MAG Capital Partners is strong in the industrial space with deep relationships with brokers to keep the pipeline full for acquisitions. I like the Sale Leaseback/Triple Net Lease model. It's a cash flow fund. Their projections were 7% + Cash on Cash, however from my T12 distributions we're coming in at 6.25%. No cause for alarm and we'll see how the next year performs. The investor relations contact, Amanda O., is great and really does a good job connecting with people. I like the diversification in the Industrial Real Estate space.

Top notch and dividends paid out every month. I’ve invested with the person behind this fund (Chris Seveney - 7E Investments) in multiple projects over the years and I’ve always made a profit. One fund that lasted 3 years came out to about 24% annual. Would most definitely continue to invest with him and his funds that are focused on mortgage notes.

ABSOLUTELY WOULD NOT INVEST AGAIN. Worst investment I've ever made as I’m facing a ~95% loss. Fortunately I didn’t invest much. Energy Funders buys shares in gas wells and was supposed to pay out monthly (either in $ or BTC). Energy Funders made bad buys… drilled holes that were ultimately non productive. Distributions stopped after a couple of months (2022/2023)… little to no communication… Many people quit or moved on from the company and there has been a revolving door as CEOs and CFOs have joined and then ‘quickly exited’ the mess. K1s delayed several months. A suspicious $4.5 million loan was made using investor funds and was apparently unsecured and NOT paid back. I’ve noticed that some people who have left removed reference to working for Energy Funders from their LinkedIn profiles. One board member arrested for defrauding his clients (Chris Pettit) and now serving 50 years. One investor has been threatened with a lawsuit for speaking out about the mess (so I have to be careful here). Never the less… I’m avoiding any future investment that is associated with EnergyFunders, Laura Pommer, Virginia Urban Light, Paul Black, Gray Street Partners or Paleo Oil. Before the investment, communication was great... but somewhere after the investment it seems that things went downhill. Key people had left. Google 'Chris Pettit' for more. Check out the Wikipedia page for 'Energy Funders'. Search Reddit for 'Energy Funders' for more info. Notice that their social media pages are silent with no activity. AND... believe it or not, they are still looking for more investors after this debacle.

I'm very pleased with my investment in the Arabella Capital Fund thus far. Quarterly distributions have been consistent, but I've also really enjoyed their communications emails. Since it's a fund, they have assets being acquired and sold throughout the year. Seeing photos of the different projects at their various stages is really cool knowing that your investment dollars are tied to all of it. It's nice to see the diversification from land development, to short term rentals, to self storage. The photos they include are great visuals to coincide with the updates they are discussing within the emails. I'm considering investing more capital in their fund.

Ekcard Enterprises is an oil & gas company specializing in land acquisition, oil & gas exploration, and pipeline development. The COB Troy W. Eckard has been in the oil and gas business for 40 years. It's one of the few honest and trustworthy oil and gas companies to invest in. My wife and I have been investing with Eckard Enterprises for almost 3 years. We have mostly invested in land acquisition, where we buy actual real estate that the billion dollar oil companies like Exxon drill on. We receive royalty income every time they drill and activate their wells. We have also invested in a 3 well drilling project and invested in a LNG pipeline in the Gulf of Mexico. They are a diverse company with great leadership and a wonderful team that makes the company run very smoothly. We have found them honest, transparent, and highly knowledgeable. They do a tremendous job of educating their investor partners. We have had a ROR on our investments with them of over 20%. It's been a good investment for us. It not only provides monthly income, but is also a lifetime asset if should choose to hold on to your mineral acres/real estate.

I invested with Touro on a multi-family value add deal in Dallas in June 2022. Bad timing, I know. I believe Touro has been doing a good job navigating a difficult market. They are very diligent about sending a monthly investment update that clearly outlines all the major numbers including occupancy, rents, and units upgraded. The property has been struggling with higher vacancy than expected. That has prevented them from raising rents as much as they had projected. They have been working hard to fill vacancies with better PM and marketing. One area that was handled well was interest rate changes. The team had an interest rate cap in place and was able to weather the touch interest rate environment without getting liquidated. They also had a plan in place to be flexible on when they sold. This should allow them to continue operating the property profitably for a few more years if needed until they can get a good exit cap rate and make sure the property is fully leased. Summary: This investment is likely performing poorly due to interest rate and market rent factors, but the sponsor mitigated the major risks that could have liquidated the investment and has communicated well through a tough environment.

My wife and I have invested with them for about a year now, but have known them for 2-3 years. I got to really know them through a Mastermind group we were apart of. We have done 3 investments with them. We like them because it is easy to do business with them. They have a new investor portal that makes it convenient to see investments in real time. They also have a helpful and knowledgeable investor relations department and staff. Another thing we like is that they have a few different options to invest in. Their Reliant Income fund has terms of 6mo, 12mo, & 36mo at different interest rates accordingly. Their returns have met our expectations and have always been on time. We did a 6mo investment with them and wanted a redemption after the 6 months was up and it was given back to us in full. They do have 90 day redemption period, meaning you have to contact them 90 days before you want your money returned.They also offer a car wash investment that is more of an equity long-term play as well with good returns. I haven't invested in that yet. Good company with a good track record, longevity, and large asset base to back them up. I would and have invested with them multiple times.
